Pages 3-4 of the guide show the minimum equity needed for each option. If you have less than 20% equity, Options 1 & 2 won't work.
If you need to act in under 30 days, skip straight to Option 1 (Bridge Loan). If you have 60+ days, Option 2 (HELOC) saves $3K-$8K.
Until you know which strategy fits your situation, don't commit to a purchase. Read pages 12-14 to understand Cook County-specific considerations.
Page 15 shows all 5 options side-by-side with costs, timelines, and qualifying criteria. This is your decision-making roadmap.
Spend 15-20 minutes reading through all 5 options. Pay special attention to the "Best For" section of each strategy.
Use the cost comparison tables to run your specific scenario. What's your equity? What's your timeline? What can you qualify for?
Don't navigate this alone. Let's coordinate the right strategy for YOUR situation - before you make any commitments.

"We found our dream home but hadn't sold yet. Henry showed us the rent-back option - we never would have known! Sold our house, rented it back for 45 days, and moved once. Saved us $15K in bridge loan costs."

"We thought bridge loan was our only option. Henry showed us we could convert our current home to a rental and keep both properties. Now we have a rental income stream AND our new house. Game changer."

It depends on your equity position, timeline, and how fast your current home will sell. Option 1 (Bridge Loan) is fastest but most expensive. Option 2 (HELOC) saves money but needs 30-60 days. Option 4(Rent-Back) eliminates double mortgage carrying but requires finding a flexible buyer. Book a consultation and we'll run your specific numbers.
For bridge loans and HELOCs (Option 1 & 2), you typically need 20-40% equity. For sale contingency (Option 3) and rent-back (Option 4), equity matters less. For cash-out refinance (Option 5), you need 25-30% equity minimum. The blueprint has detailed requirements on pages 3-4.
Yes! It's called a "seller rent-back" or "leaseback" agreement. You sell your home, close and then immediately rent it from the buyer 30-60 days while you complete your purchase. This requires proper contract language (which I'll handle as your broker) and finding a buyer willing to accommodate. Not every buyer will agree, but in many cases it's possible.
Because I control both your listing strategy AND your financing timeline, I can coordinate approaches that separate professionals can't. If we're doing a HELOC, I get it approved before we list. If we're doing rent-back, I structure your listing to attract flexible buyers. If plans change, we pivot instantly without starting over with a new lender. It's seamless coordination that saves time and money.
That's fine! We can still evaluate which financing strategy makes sense and potentially get you approved quickly. If you need to act within 30 days, Option 1 (Bridge Loan) is fastest. If you have more time, we might be able to set up a HELOC. Either way, don't make an offer until we've coordinated your financing approach.
Yes, but Option 5 (rental conversion) requires understanding local rental regulations. Oak Park, Evanston, and several other suburbs have rental licensing requirements and restrictions. This blueprint covers this on pages 12-14, and during consultation I can evaluate whether your specific property and suburb make sense for rental conversion.
