Real Estate Commissions Got You Confused?

Big Changes in Real Estate Commissions – Here’s What Illinois Home Sellers Need to Know

New rules. New commission models. Learn what you’re really paying for when you sell your home in 2025, and how to make the best choice for your bottom line.

Are you planning to sell your home? You may have heard that real estate commission structures are changing – and you’re probably wondering what that means for you. You’re not alone. In fact, recent changes approved by the National Association of REALTORS® are reshaping how agents get paid and how you negotiate fees in Illinois. The goal of this page is to cut through the confusion and give you the inside scoop on these changes, so you can move forward with confidence.

What Changed and Why It Matters

In November 2024, new rules kicked in that alter the traditional commission system:

  • Commission offers aren’t posted on listings anymore – the MLS no longer shows what commission a seller is offering a buyer’s agent. Instead, it’s a private arrangement now.
  • Buyers must now sign an agreement with their agent before seeing homes – this ensures everyone is on the same page about how that agent will be compensated.

Why does this matter to you as a seller?

These changes give you and your buyer more flexibility to negotiate who pays for what. Traditionally, sellers automatically covered the buyer’s agent commission (splitting a percentage with the listing agent). Now, sellers can still offer a commission to attract buyer agents, buyers can pay their agent directly, or you can split the costs – whatever makes sense in the deal.

In simple terms: You have more options than ever when it comes to structuring commissions. But with more options comes a bit more complexity – and that’s where we can help guide you.

Common Misconceptions to Avoid

As you weigh your options, be mindful of a few myths that can lead sellers astray

"The highest commission = the best agent.” Not always true. Some agencies charge more but might not necessarily deliver more. Evaluate their plan and track record, not just their fee.

“The lowest commission saves me money.” A low fee is appealing, but if it comes with minimal effort or expertise, you might lose money on a lower selling price. It’s about value for money, not just the sticker price of the commission.

“All agents do the same thing, so just pick the
cheapest.
” In reality, the service level and effectiveness between agents can be drastically different. One might aggressively market your home and negotiate hard, while another might just list it and wait. The results for you will differ accordingly.

THIS IS WHAT I NEED YOU TO REALLY HERE!

Don’t base your decision solely on commission or years in the business or any single factor. Instead, take a holistic view – consider the agent’s plan, their responsiveness, their marketing strategy, and their proven results. You’re hiring someone to perform a service, not just to take a fee.

By now, you should have a clearer idea of the commission model and level of service that suits your needs

The next step is to have a conversation about your specific situation:

  • If you’re selling a luxury property, learn about our specialized luxury marketing (high-end photography, international outreach, private client showings, etc.) to justify every bit of the commission in your final price.
  • If you’re fee-conscious, we can talk about options and how to strike the right balance so you still get excellent results without overpaying.
  • If you want to maximize your sale price and are open to investing in a full-service experience, let’s discuss how our comprehensive marketing plan can achieve that.

Always remember

The commission is an investment in your sale. It’s not just a fee – it’s supposed to pay for professional services that ideally lead to a higher sale price and smoother sale. In the end, the net you receive after all costs is what matters most.
